New Regs: More News!!
As you know here at Approved Design we like to keep our clients abreast of any forthcoming changes in legislation.
It is that time again!!
As of the 6th April 2010 under Regulation 16C there is a mandatory requirement for information about ventilation relating to the construction of the building to be made available on completion of the project.
This should include sufficient information for the owner about the buildings ventilation system and its maintenance requirements so that the ventilation system can be operated in such a manner as to provide adequate means of ventilation.
As of the 6th April 2010 the revised Approved Document G comes into force titled “Sanitation, hot water safety and water efficiency” The legal requirements Parts G1 to G6 are significantly different from the former requirements in Part G.
• There is a new G1 requirement on the supply of wholesome water for purposes of drinking or food preparation.
• G1 requires a supply of wholesome water or softened wholesome water for washing.
• G1 also allows the provision of water of a suitable quality to sanitary conveniences fitted with a flushing device.
• G2 and regulation 17K set out new requirements on water efficiency in dwellings.
• G3 sets our enhanced and amended provisions on hot water supply and safety, applying safety provisions to all types of hot water systems and new provision on the prevention of scalding.
• G4 sets out the requirements for sanitary conveniences and hand washing facilities
• G5 sets out requirements for bathrooms, which apply to dwellings and to buildings containing one or more rooms for residential purposes.
• G6 contains a new provision requiring sinks to be provided in areas where food is prepared.
As of 1st October 2010 the revised suite of Approved Document L will be introduced. Although the Approved Documents themselves are not available at the current time we do know what the transitional provision arrangements are. These allow currents standards to be applied as follows:
• To works already commenced.
• Where an Initial Notice is in place prior 1st October 2010, and works commenced prior 1st October 2011.
If this has only further muddied the water… please do not hesitate to pick up the phone and discuss with a member of the Approved Design team.
