The Energy Certificate Cometh
As you are doubtless aware, Energy Performance Certificates are now with us for residential projects.
However, the energy efficiency of all Buildings will be made apparent when Energy Performance Certificates are introduced for Commercial Buildings next year.
This will be applicable when buildings are sold or the tenant changes under changes being currently implicated.
This is causing some consternation amongst Property Professional as to the impact on Capital Value at the point of sale and rental returns.
The current timetable is:
1st January 2008 All Dwellings
6th April 2008 Commercial Buildings over 500m2
1st October 2008 Full Implementation
